More Sales. Fewer Listings. What It Means for Buyers and Sellers

Market Snapshot
• Average Selling Price: $1,058,658 (3.9% lower than June 2025)
• Home Sales: 6,770 (up 9.4% year over year)
• New Listings: 17,282 (down 12.9% year over year)
• Sales-to-New Listings Ratio: 39% (up from 31% last year)

What Does This Mean?
Buyers are returning to the market with greater confidence while the number of new listings has declined. This combination is creating a more balanced market and reducing the
amount of choice compared to earlier in the year.

For buyers, opportunities still exist, but desirable homes continue to attract strong interest. Being prepared with financing and a clear strategy remains important.

For sellers, success depends on thoughtful pricing, professional marketing, and strong negotiation rather than simply listing a property.

Average Prices by Property Type
• Detached: $1,364,204
• Semi-Detached: $1,038,973
• Townhouse: $844,579
• Condo Apartment: $630,688

A Word of Caution
We've seen an increase in scams and misleading offers targeting buyers, tenants, landlords, and investors. If something doesn't feel right, pause, ask questions, and seek a second
opinion. A trusted real estate professional will never pressure you into making a decision before you're ready.

The Charissa Realty Perspective

This market continues to reward preparation over speed. Buyers still have opportunities, sellers can achieve excellent results with the right strategy, and everyone benefits from
staying informed.

If you'd like to understand what these trends mean for your neighbourhood or your real estate goals, we'd be happy to help. At Charissa Realty, we're committed to helping you
make confident, informed real estate decisions every step of the way.
